If you're thinking about selling your home in Rockbridge County, Lexington, Buena Vista, or the surrounding areas, you're not alone! Many sellers have been reaching out with similar questions, so I wanted to take a moment to address the top three questions I'm getting so far in 2025.
1. When is the best time to list my home?
The truth is, there’s no single "perfect" time to put your home on the market. Even when the real estate market followed a more predictable rhythm, there was never a guaranteed best time to sell. What really matters? The best time to list your home is when you're ready to sell it.
If you're currently living in the home, you'll need to factor in your moving plans. If the home is vacant, you may just need to focus on preparing it for sale. Either way, the smartest move is to connect with a Realtor early to develop a strategy that works for you.
That said, I personally love listings that go against the grain. Most sellers aim for late spring and early summer, which means listing in the winter months can actually help your home stand out. With fewer homes on the market, you’ll face less competition—giving buyers fewer options to choose from!
2. Are there specific circumstances that make it a better time to sell?
Since Lexington is a college town, timing your home sale around university-related events could be beneficial—especially if your home is in a prime location.
Here’s why:
Every year, as students return, many parents realize the high cost of rentals and Airbnbs in Rockbridge County. Instead of spending thousands on lodging, they see an opportunity to invest in real estate. Many fall in love with Lexington and decide to buy.
If your home is in downtown Lexington or Buena Vista, we may want to consider listing it during these peak interest periods.
If your property has great Airbnb potential, its proximity to town could make it more attractive to investors.
University hiring cycles also play a role—new professors typically onboard in late summer or early fall, meaning they start house-hunting around that time.
While these factors don’t guarantee a faster sale, they’re worth considering in your overall strategy.
3. Should I wait for interest rates to drop before selling?
With interest rates fluctuating, some sellers wonder if they should hold off listing until rates come down. Here’s my take:
